Good Morning Investors,
How many of you have accomplished your goals and dreams in 2008? I hope that everyone can say that you put your all into achieving success in the outg0ing year. I know that new real estate investors and real estate investors are facing some challenges in this chaotic market.
Buyers are afraid to buy and banks don’t want to loan. It puts you in a horrible position as an investor. Well, as the old saying goes………”when in Rome, do what the Romans do”.
My train of thought is this, If the banks don’t want to loan you money, but you want to buy, then you have to find an alternative that will allow you to buy like you want to buy.
So what’s the answer?
The answer is a self directed IRA. SD Ira’s allow you to play big in the private money world. In the private money world, you don’t have to have your credit checked, and you don’t have to wait 45 days for a closing.
I can close any deal today in 1 day if I have to, but I usually tell my seller that I need 7 days to close the transaction. I do this because I want to have enough time to perform my due dilligence.
Where do you get the private money?
For beginners, you can get the private money from the people around you. That’s right! The money has alway been right in front of your eyes. You just couldn’t see it. Ninety (90%) percent of the money is sitting inside of the everyday person’s IRA. The sad part is that 99.9% of people have no idea that they can loan their own money out and receive double digit returns, instead of the pathetic 1 percent return that their IRA or bank gives them.
They only catch is that you can’t invest in real estate at your current institution. You have to transfer you money to one of the half dozen or so passive custodian companies around the country.

Once you have set up your account with ETC, you will know be able to loan your money out, just like the banks and command a double digit return on your investment.
The beauty of this is that you will have a mortgage on a piece of property that an investor like myself picked up for 60-70 cents on the dollar. You will receive a mortgage, promissory note, title and hazzard insurance.
This is the same position the bank gets. Its the most secure position to be in if you’re loaning your money out.
Private Investors
It would be very beneficial to find a private investor who is educated in self directed IRA’s so that he can work with you and help you get set up with Equity Trust Company or another passive custodian. It’s time to plant your flag in the ground and claim what is yours.
